What Happens on Closing Day? | Ridge Estate Buyer Guide
Closing day is the final stretch—and the moment your new home becomes truly yours.
Here’s what happens behind the scenes and what you should be ready for:
- - your lawyer receives mortgage funds from your lender
 - - your lawyer pays the seller and registers the property in your name
 - - the keys are released once everything is finalized (usually early afternoon)
 - - your agent picks up the keys and meets you for handoff and final walkthrough (if arranged)
 
You don’t usually need to be present for legal closing—it’s handled by your lawyer. But make sure:
- - your ID is valid and matches all legal docs
 - - your closing funds (deposit, balance, land transfer tax, legal fees) are delivered 1–2 days before
